Horizon Escrow, Inc. is an independent escrow company governed by the Department of Business Oversight since July 17, 1985.  An independent escrow company is quite different from a "broker-owned" company for many reasons.  First, and foremost, our company is subject to careful scrutiny by the Department of Business Oversight and is held to a higher standard of practice than other forms of escrow companies.  This fact is important to you the consumer.  Horizon Escrow, Inc. is a full service escrow company offering escrow and notarial services.  Horizon Escrow, Inc. is independently owned by Ron and Nancy Detjen who have lived and worked in the area for over 30 years.

What Is a Escrow?

Horizon Escrow is truly independent with no affiliation with any real estate brokers, or mortgage companies.  Our business is escrow and we stay true to being a neutral third party in all our transactions. 

Buying and selling a home (or other piece of real property) usually involves the transfer of large sums of money.  It is imperative that the transfer of these funds and related documents from one party to another be handled in a neutral, secure and knowledgeable manner.  For the protection of buyer, seller and lender, the escrow process was developed.

The purpose of an escrow holder is to serve both the buyer and seller by acting as a special, impartial third party for all principals and by acting in accordance with escrow instructions.

As an independent, fully computerized escrow company, we are primarily concerned with closing your transaction as quickly and efficiently as possible.

The New Life of an Escrow

Escrow officer accepts the Purchase Contract which includes the Joint Escrow instructions.  Escrow prepares pertinent documents, including contingency releases, calendar and status sheet checklist of the times needed.


Escrow officer or assistant sends opening letter with a copy of the escrow holder's acceptance of the contract/escrow instructions.  Counter offers, any other addendum, a time frame outline and the general provisions are included in this package.
